Who is Viridian?
We are a professional and enthusiastic group of Los Angeles-based Investors committed to success in Southern California Real Estate Investment and Property Management.
What does Viridian do?
Our main goal is to increase your ability to manage your Real Estate transactions in every way. Put simply, we will create opportunities for you. Opportunities to grow your property portfolio, opportunities to use your assets to their greatest advantage, and opportunities to create the financial future you have always wanted for yourself and your family.
From our initial consultation with you, we will share our open-minded investment strategies, and work quickly to give you a solid understanding of profitable scenarios for your specific investment situation.
Additionally, Viridan partners with investors so that we can find our partnership an appropriate investment situation and operate and manage a property (or portfolio of properties) for maximum return for both parties. A typical Viridian investment scenario will consist of a significant financial contribution (normally in the form of down payment to purchase a property) from the investor, and a large investment of time, management, and market-knowledge from Viridan partners, with profits appropriately benefiting both parties. We try to deal exclusively with properties that will produce a cash flow, allowing the debt service (mortgage payments & interest) and operating expenses to be paid out the property's income, alleviating the need for providing any additional capital over the lifetime of the property's ownership.
Who are our typical clients?
While our actual clients and partners are kept confidential, a typical Viridian partnership will involve one or two members from our Executive staff and an investor (or investment group). A typical Viridian investor would have a steady income capable of providing a significant amount of cash (or other leverageable assets) available for investment opportunities such as Real Estate. Our goal within the partnership is to guide the investor into a Los Angeles-area Real Estate Investment situation that generates very significant returns. The types of returns desired, normally:
- positive cash flow / income
- property / equity appreciation
- tax incentives
are very specific to the situation, but we normally like to aim towards the middle, making a compromise between a healthy cash flow from rental income, and property appreciation, with impressive tax benefits often being realized in the process.

How do we work with Brokers/Agents?
We work with Real Estate professionals that represent all areas of the Los Angeles Real Estate Market to find specific property listings that will serve your highly-specific investment situation as well as possible. Every personal investment scenario is different, and we strive to work only with Real Estate professionals that are flexible enough to provide useful results under greatly varied personal and financial situations.
How do we work with Lenders?
Lending options are an extremely varied and complex topic, and not something Viridian is particularly involved in advising on. Our main relationship is to goal provide situations in which you can meet your Real Estate Investment goals in the most trouble-free way possible. Parts of our relationship with you may involve evaluating the lending options available to our partnership, but we are not professionally available to consult on specific lenders or lending scenarios. We suggest consulting your accountant and lawyer for more specific restrictions and opportunities dealing with lending.
Are REITs part of your investment strategy?
We are not currently involved with any Real Estate Investment Trusts (REITs), which are publicly or privately traded shares of a professionally-managed, typically diversified Real Estate investment portfolio.

How do we find properties that make sense to invest in?
Due to the fact that every combination of financial, personal, and market factors present a different investment situation, our goal is to find the specific places in the Los Angeles Real Estate game that will create more profit and security than traditional investment methods. To find investment properties that make sense we work with Real Estate Brokers and Agents to analyze specific property listings in many varied Real Estate sectors:
- Office
- Retail
- Multi-Family Residential
- Single-Family Residential
- Industrial
Upon finding properties that fit within the partnership's budget, we further narrow the search down by analyzing in detail (see our downloadable Proforma Sheet section) the various aspects of the property that will affect the final net income, tax benefits, and lending options. Once we have found a few current properties that meet our strict criteria, we look at many additional factors (Lease Details, Vacancy Statistics, Alternate Revenue Streams, U.S. Census Data, Government Opportunities, Area Growth Forecasts, etc.) to decide on an situation in which we collectively agree would be a sound investment.
